Step 1

Find An Agent

Step 2

GET PRE-QUALIFIED

Before starting your home search, it’s important to understand your financing options and determine your purchasing power—unless you plan to buy with cash. Knowing your budget early helps create a smoother, more focused home-buying experience.

Carla Patrone can connect you with trusted lending professionals who will review your financial profile and guide you through the pre-approval process. This step positions you as a serious buyer and allows you to move forward with confidence when the right home becomes available.

STEP 4

NEGOTIATE

When you find a home you love, Carla Patrone will prepare and submit a strong offer on your behalf, outlining the price and key terms of the purchase. If the seller responds with a counteroffer, Carla will guide you through your options—whether that means accepting, negotiating further, or revising your offer—ensuring each step is handled strategically while protecting your best interests.

Carla Patrone will guide you through each document and coordinate with trusted professionals when needed, helping protect your interests and ensuring the process moves forward smoothly.

STEP 6

GO TO CONTRACT

Once all terms are agreed upon, you’ll sign the contract and submit your deposit to secure the property. Down payments typically range from 3% to 20% of the purchase price, depending on your financing, and Carla Patrone will guide you through this step to ensure everything is completed accurately and on time.

COMPLETE LOAN APPLICATION

Work closely with your lender to finalize your loan application and move forward with the financing process. During this stage, the appraisal company will coordinate access to the property, review comparable sales, and conduct an evaluation to determine the home’s fair market value—while Carla Patrone helps ensure everything stays on track for a smooth transaction.

STEP 8

PREPARE YOUR BOARD PACKAGE

If you’re purchasing a home within a homeowners association (HOA) or condominium community, additional documentation may be required, such as financial statements, proof of financing, and a purchase application. Carla Patrone will guide you through these requirements—helping you understand HOA rules, fees, and necessary documents while coordinating with the association to keep your transaction moving smoothly. For properties without HOA oversight, this step is typically not required, allowing you to move directly toward closing.

This means all necessary parties have accepted the terms and the transaction is ready to move forward toward closing. Carla Patrone will guide you through the remaining steps, helping ensure timelines are met and every detail is handled smoothly as you prepare for your new home.

STEP 10

Loan Approval

Once all required documentation has been reviewed, the lender issues final loan approval, confirming your financing is secured and clearing the way for closing. Carla Patrone will help coordinate the final steps to ensure everything stays on track for a smooth and timely completion.

STEP 11

Final Walkthrough

Before closing, Carla Patrone will walk through the property with you to ensure it is in the agreed-upon condition. This step confirms that any negotiated repairs have been completed and that the home is ready for transfer.

STEP 12

Closing & Escrow Coordination

The escrow officer coordinates the closing process with the lender, buyer, and title company to ensure all documents are completed and funds are transferred. Carla Patrone remains involved throughout to help ensure a seamless and successful closing.
